Our daughter and her husband just closed on their first home.
Now, the fun part begins.
There will be a long list of things to be done, some right away, some down the line. The house has an apartment that can be rented out so one of the first things they want to do is paint up there and make sure that everything is ready for tenants. As part of their income will depend on having that space occupied. Fortunately for them, both my husband and myself have been through this before. Our own home needed significant remodeling with we first bought it as well. They are very concerned about the HVAC system in particular. It is older and there are two separate systems. One for their living space and one for the apartment. The previous owners did little to upkeep the space let alone maintain regular tune ups of the system. The ductwork has not been cleaned in years so this will be a number one priority. My job, before I go over is to contact a list of HVAC dealers to see how much it will cost to have the cleaning done and the units looked at. There is always a service call associated with these inspections so I want them to get the best deals possible. Once I have the list compiled, they can decide who they want to go with. We want them to be as in control of all the changes as possible but also be here to help when needed. I just know that having reliable heat that is clean and efficient is a number one priority at this point.
